Post your favorite house wash detergent. If you make your own, show us how you mix it.

I like Emulsifier Plus from Envirospec.

Mike, Do you buy the drum kit? Does it stay mixed or does it seperate in the drum? How bad is the shipping on the drum kit? I have been using simple cherry lately. I am not crazy about it. I really like power house but keeping it mixed is a pain.

Yes, it comes in a 40lb. box. I cut it in half and make (2) 55 gallon drums.

It dissolves well overnight when you first mix it.

It does tend to settle some and you have to stir it before pumping it out, but it's not clumpy just more concentrated at the bottom.

I like the eucalyptus smell over the other brands, just a personal preference. It seems to hide the bleach smell better.

Do you use Power House from sunbrite or Envirospec?

I forget how much the shipping is. If I remember correctly it doesn't cost more than $100 for a 55 drum kit with shipping.

Thanks for the info Mike. The powerhouse I have used was from sunbrite. I am gonna look into the Emulsifier. How much do you use in your house wash mix?

varies, I usually mix a gallon or two in my bleach. My injector draws well enough I can cut my bleach down to 6% plus detergent.

5 gallons of house wash mix
2 1/2 gallons bleach (12.5%)
1-2 gallons emulsifer plus
top it off with water.

For really moldy houses covered in green algae I don't cut it down at all with water. 4 gallons of 12.5% bleach, 1 gallon emulsifer plus, add extra surfactant like Dawn or Ajax.

Add 8 ounces of sodium hydroxide for painted houses for paint preparation.

MSDS - Emulsifier Plus

Sodium phosphate, tribasic STPP 60-90%

NTA Trisodium salt, monohydrate 7-13%

Ethylene glycol monobutyl ether 3-7%

(also called Butyl Cellosolve or 2-Butoxy-ethanol)

I guess this is similar to TSP, gentler on windows and screens though, and also rinses cleaner.

That's one thing about simple cherry. It does not seem to rinse as clean. It seem you have to rinse a lot to avoid streaks on windows.

Mike, since that contains butyl cellosolve does it gel up on you if it sits for very long?

No butyl is a solvent, good for cleaning black streaks off gutters and carbonous (road grime)

I don't know how they make Emulsifer Plus but it looks like a yellow-orange clumpy moist substance, feels funky.

Smells like money! Laughing

I'm working on making a better gutter cleaner. I ordered a gallon of straight 2-butoxy-ethanol.

Going to experiment adding it with a potassium based gutter cleaner to see if I can get it to work as good as Mighty Max plus from Soap warehouse.

I have been using gutter zap and also some stuff from a local guy. I wish there was something that worked that you didn't have to worry about removing the paint. Do you ever have problems getting the black streaks off of the facia.

Pressure Tek's F-13 is potassium hydroxide based. I'm going to try and add some butyl to it to see if it will work better.

I haven't tried gutter zap, it looks similar to Mighty Max plus, which I have used. Both are expensive. MMP is a little cheaper $300/drum.
